The development site is located in the block No. 180 of the Arbat protected area, in the western part of the Zemlyanoy Gorod to the south from Arbat Street. The house of estate 24, building 1 in Bolshoy Afanasyevsky Lane is a part of the former urban manor of the XVII–XVIII centuries (palace of the Zinovyevs) and is of cultural and scientific value, preserving the relict building line of the lane as of the second half of the XVII century.
The design provides for the construction of a residential house with improved comfort as well as reconstruction with updating of the architectural monument. The total complex presents a three–volume composition in the form of a square with an internal courtyard looking to Bolshoy Afanasyevsky Lane. The main purpose of the building is residential; the architectural monument is adjusted for offices. The two last floors of the building are occupied by penthouses, some of them are two–level. The apartments on the highest floors have exits to the accessible roof. The underground space comprises a parking.
The design provides for the high quality improvement of the courtyard, including playgrounds, recreation areas, lawns and flower beds, as well as planted terraces of the residential house.
