The building site is located in the Western part of the quarter, bounded by Sadovnichesky Drive, Bolshaya Tatarskaya Street, Runovsky Lane and Ozerkovskaya Embankment. The site is located in a zone of strict regulation of building and adjoins the reserved territory of the Moscow Kremlin ensemble.

The urban solution of the object assumes completing the perimeter of this part of the quarter with a single 6–storey building that meets the scale of the buildings located along Sadovnichesky Drive and forming the space of the nearby square at Novokuznetskaya metro station.

The number of parking places in two underground levels of the parking meets the needs of residents of not only this building, but also of the adjacent 4–storey residential building and 3–storey office building. The first floor of the planned residential building will house shops, the second — offices, and from the third to the sixth floors there will be residential apartments.

In the exterior decoration of the building granite, ceramic large–size tiles, aluminum stained–glass windows, high–quality glass are applied. The color scale of the facade approved for the project answers the general color scale of the existing building. Colors of the facade adopted for the project meet the general coloristic scale of the existing development.
